1. Understand land ownership in Rwanda

All land in Rwanda is registered under the Rwanda Land Management and Use Authority (RLMUA). When you buy a property you receive a land title (icyemezo) transferred to your name. Always verify the title is genuine and free of mortgages through the Irembo land services portal before paying anything.

2. Set your full budget — not just the price

Beyond the purchase price, budget for: transfer fees, notary fees, a valuation report, and any renovation. As a rule of thumb, add 3–5% on top of the agreed price.

3. Always visit the property

Photos never tell the whole story. Check road access in the rainy season, water pressure, electricity stability (and whether it is connected to the grid), and talk to the neighbors about the area.

4. Use a written sale agreement

Never rely on a handshake. A sale agreement signed before a notary protects both sides and is required for the land transfer. Payments are safest through a bank so there is a record.

5. Work with verified brokers
